The Pack Sancho is designed for owners looking for a more comprehensive protection of their home on the Costa Blanca. In addition to regular preventive monitoring, it includes basic technical assistance, contractor coordination, and local support to resolve incidents without the need for you to travel.

🔍 Initial 100-Point Technical Audit

Mandatory expert technical inspection before activating any service. It legally protects the contract and photographically records the real state of the property, appliances, pool, and vehicle, eximiting the Manager from pre-existing breakdowns.

📋 Areas Included in the Inspection:

• 🧱 1. Structural Elements and Security:

  • 🔑 Doors and locks: Check for play, keys, and security anchor points.

  • 🪟 Windows and blinds: State of external sealing, glass, tracks, and locks to prevent leaks.

  • 🌡️ Moisture control: Scanning with a digital hygrometer and thermal camera in critical areas (hidden dampness).

• ⚡ 2. Electrical Utilities and Plumbing:

  • 🔌 Electrical panel: Verification of breakers, power surges, and main switch test.

  • 🚰 Plumbing and sanitaryware: Review of leaks under sinks, flexible hoses, cisterns, and general pressure.

• 🔌 3. Home Appliances (White Goods):

  • 🧊 Refrigerator and freezer: State of seals, digital temperature, and rear evacuation tray.

  • 🧺 Washer and dishwasher: Inspection of drain filters, water inlets, rust, and test cycle.

  • ⚱️ Electric water heater: Review of safety valve, limescale drips, and electrical resistance.

• 🚗 4. Vehicle Condition and Mechanics:

  • 📸 Bodywork and damage: HD photographic record of scratches, dents, rims, and windows.

  • 🔢 Mileage and warning lights: Exact control of kilometers and verification of alerts on the dashboard.

  • 💻 OBD diagnosis and battery: Electronic diagnosis connection for error codes and battery health test.

  • 🛞 Fluids and tires: Control of engine leaks, fluid levels (oil, brakes, coolant) and tire pressure/condition.

• 🏊 5. Technical Pool System:

  • 🌊 Shell and lining: Review of cracks, tiles, joints, lights, and water loss control.

  • ⚙️ Filtration equipment: Inspection inside the pool shed (pump, sand/glass filter, valves, and noises).

  • 🧪 Digital chemical analysis: Exact measurement of pH, chlorine, bromine, and alkalinity for initial shock treatm

⚠️ Explanatory Note on the 100-Point Inspection

The 100-Point Quijote Protocol Inspection will be strictly tailored to the coverage of the services you have contracted in your Pack. Only the technical points linked to the active provisions of your plan will be reviewed; the remaining points will be excluded from the audit. For example: If your plan does not include vehicle management, the points corresponding to the automobile review will not be inspected.

📋 Control & Inspection Services Included:

• 🔑 Professional key holding: Secure custody via an internal control system, available solely for authorized actions.

• 🔍 Fortnightly home inspection: Periodic review of the general state of the property to detect water leaks, dampness, or interior and exterior technical faults.

• 💨 Ventilation and preservation: Room ventilation during each visit to favor the preventive maintenance of the property.

• 🚰 Utilities control: Visual supervision of taps, cisterns, electrical panel, windows, blinds, awnings, and visual meter reading.

• 📬 Mailbox management: Monitoring of the mailbox and immediate communication to the owner regarding any relevant notification.

• ⚡ Utility monitoring: Initial coordination regarding potential breakdowns or problems related to water, electricity, or other utility services.

🛠️ Technical Assistance Included:

• 👨‍🔧 Handyman service: Up to 2 interventions per year (maximum 3 hours of labor each) for minor domestic repairs such as blinds, taps, fans, or lighting fixture replacements (schedule Monday to Friday from 09:00 to 19:00 h; materials not included).

• 🔌 Appliance assistance: Up to 2 interventions per year (maximum 3 hours of labor each) for breakdowns in washing machines, dryers, dishwashers, ovens, hobs, or electric water heaters (spare parts not included).

🏛️ Representation and Coordination:

• 🏢 HOA Meeting Attendance: On-site support at the Community of Owners meetings, information gathering, and delivery of a detailed summary report.

• 👷 Trades & renovation tracking: Access control for external professionals, basic supervision of the works, and continuous communication of progress.

• ⛈️ Post-DANA emergency inspection: Priority review of the home following severe weather events within a projected timeframe of 24 to 48 hours after the notice.

• 📱 Digital monitoring report: Immediate delivery of a technical report and photographic record after each visit through our APP, email, or WhatsApp.

📐 Important Notice on Pack Pricing

The prices indicated in our service packs are calculated for standard properties matching these maximum specifications:

• 🏠 Built area: Between 60 and 80 square meters.

• 🏊 Pool dimensions: Approximately 6 x 4 meters.

• 🌳 Garden area: Between 20 and 25 square meters.

• 🗺️ Plot area: Between 250 and 300 square meters.
